If you’d rather stay hands-on, I offer you the same work I do every day on the homes I look after: one hour on your listing to understand what’s holding it back, or the full job to make it perform. The opening paperwork is separate, and can be booked on its own.

One hour together, and what to change

You send me the link to your listing, I go through it calmly beforehand, then we discuss it for an hour on video. At the end I give you a written list of what to change, ordered by impact.

  • Review of the listing before the call: photos, title, description, amenities
  • Comparison with the homes competing with yours in the area
  • A look at prices, minimum stays and calendar
  • A one-hour call, with your questions
  • A written list of changes, in order of priority
  • If we then do the Boost, the €150 is deducted

Getting started

Open legally, without missing a step

I take care of all the initial red tape: I file the paperwork, obtain the codes and hand you the credentials ready to use.

  • Start-of-activity notice filed with the SUAP (the City’s business desk)
  • Credentials for Alloggiati Web, the police guest-registration portal
  • Regional identification code (CIR)
  • National identification code (CIN)
