The home is yours. The responsibility is mine too.
Since 2022 I’ve helped more than 40 hosts: some to get started, others to turn around a listing that wasn’t performing, others by handing me their home entirely.
What I’ve learned in the field
I started with a home of my own, on Airbnb. Since 2023 I’ve been doing the same work for other owners: today I manage homes in Milan and in Viddalba, in Sardinia, and I offer consulting to those who prefer to run things themselves.
Every home has taught me something I use on the next one: which photos get bookings, how to move the price when there’s a trade fair in town, what to write to a guest before a small problem turns into a bad review. I’ve done the Italian start-up paperwork (SUAP, regional code, CIN, Alloggiati Web) so many times that I know where people usually get stuck.
That’s why I don’t chase an endless portfolio. I’d rather be the point of contact who answers, knows the home and knows what’s going on.
What I actually do
It’s a job made of very different parts, and that’s why I chose it. There’s the visual side: staging the home, taking care of the photos, writing the listing. There’s the admin and accounting side: paperwork, deadlines, payouts, taxes. And there’s the side with the guests, the one I enjoy most: offering a space where people feel good, whether they’re on holiday or in Milan for a few days of work.
Behind your home, there’s me
I have no employees or partners: I look after the homes myself, from the first site visit to the messages with guests. For cleaning, photography and maintenance I work with outside professionals I’ve chosen and know well.
In Milan I want to stay under twenty homes, because beyond that I couldn’t look after them in person. Outside Milan I only take on a home where I have someone I trust on the ground, as in Viddalba.
I build the tools myself
I spend a lot of time at the computer, and I built several of the tools I use every day myself: Guestkit, the portal that handles self check-in for the homes I manage, and the free calculators in the Tools section of this site (in Italian). They help me get repetitive things done quickly, so I have more time for the homes and for people.
Technology helps. Being there makes the difference.
Software, channel managers and automations are tools. Decisions, oversight and the relationship with the owner stay human.
