This place was absolutely beautiful – we couldn't have chosen better. Everything was just steps away: grocery stores, little shops, clothing and an expresso every morning! We felt incredibly safe the entire time. The instructions were clear and the hosts were always available whenever we had a question. I start from your home: I look at its features, your goals and its potential to understand whether it really pays off.
I study demand, competition and profitability to build a realistic strategy, and I send you a revenue projection.
If you decide to go ahead, we sign the contract and plan everything needed to launch the property.
From here on I take care of it: you receive the income and the updates.

Who looks after your home
I’ve been a co-host in Milan for years and I look after every property personally. I chose not to manage too many homes, so I can stay present and always know what’s going on.
For me, every apartment has to work for its owner and make the people staying in it feel at home, even if only for a few days.

It depends on the area, size, condition, number of beds, seasonality and running costs. That’s why I don’t give a generic figure: I always start from an assessment of the property and its surroundings.
It starts with the assessment form: the address, a few photos and the details of the home. I look at them myself, with no automatic calculation, and tell you whether the home can work. If it can, we talk, I visit the property and prepare the projection; if you decide to go ahead, I coordinate the opening paperwork, staging, photo shoot, listings and launch.
I handle the paperwork, listings, pricing, calendar and communication with guests; I coordinate cleaning, linen, check-in, inspections and routine maintenance.
No monthly fee: a percentage of what the home earns, after cleaning and platform fees. If it earns little, I earn little too. We agree the percentage together after seeing the home and deciding which services it needs.
Some, yes, and I explain them clearly before we start: usually the photo shoot, a self check-in system if needed, and the opening formalities at the City’s rates. If the home needs a few extra furnishings or supplies, we decide on them together.
Yes. Not every property or owner has the same needs: I shape the scope of management around what you actually need, without rigid packages.
Yes. You can block dates for personal use, as long as they aren’t already taken by confirmed bookings.
Routine maintenance and small repairs are part of the management and I coordinate them. For major work I always ask for your go-ahead first, with a cost estimate.
I deal with it promptly and keep you updated. Where possible, the costs are covered by the platforms’ host protection or the guest’s security deposit; otherwise we agree together on how to proceed.
The contract puts our mutual commitments in writing, but it stays flexible: either of us can end it with the agreed notice. No punitive clauses.
A few, and I want to keep it that way: in Milan the goal is to stay under twenty. Beyond a certain number you can no longer look at them one by one, and the difference between a home that’s looked after and one that’s just administered shows in the reviews. If I’m at my limit I’ll tell you straight away, rather than take your home on and look after it badly.
I do full management here in Milan, where I can drop by in person to check everything is in order. Outside Milan I decide case by case: for example, I look after some homes in Viddalba, in Sardinia, because I have someone I trust there and can manage remotely without lowering the quality. Without someone I trust nearby I won’t take it on, but if you have a home outside the city, write to me and we’ll see. Otherwise there’s consulting, which works remotely.
Of course. If you’d rather run your home yourself there are three options: “Listing review”, one hour together on video about what to change and in what order; “Getting started”, where I take care of the opening paperwork, the CIN code and the Alloggiati Web credentials; and “Boost”, for those already online who want to work on pricing, visibility and bookings.
Yes. We talk by video call, phone or WhatsApp, in English if you prefer, and I’m on the ground in Milan for everything else: guests, cleaning, maintenance and inspections. The listing accounts stay in your name and you receive the income and the reports wherever you are.
