I’m part of Airbnb’s Co-Host Network and I take care of the listing, calendar, guests and cleaning in exchange for a percentage of what the home earns. I don’t know yet whether I can take on yours too: it depends on where it is, what condition it’s in and how many I’m already looking after. The process

What happens next

  1. I look at what you sent me

    Photos, address and your listing if you already have one: that’s enough for me to understand whether the home can work and at what price.

  2. I tell you yes or no

    If the home won’t work, or if I’m full, I’ll tell you. Rather than trying anyway and wasting both our time.

  3. We meet and get started

    I come to see the home, we agree the percentage, and then I take over the listing, calendar, guests and cleaning. From then on you don’t have to think about it.

In Milan I don’t want to go over twenty homes: when I’m at my limit I’ll tell you straight away. Outside the city I only take on a home where I have someone I trust on the ground, as in Sardinia.

How you pay me

No monthly fee: a percentage of what the home earns, after cleaning and platform fees. If it earns little, I earn little too. We agree the percentage together once I’ve seen the home and we know which services it needs.

Why a co-host and not an agency

When it launched the Co-Host Network, Airbnb published a comparison between co-hosts and property management companies with more than thirty listings. It isn’t a difference in skill: beyond a certain number of homes you can no longer look at them one by one.

Superhost status and “Guest favourite” listings come from looking after each individual listing, not from volume. It’s the same reason I stay under twenty homes in Milan, even though the network would let me cover a hundred kilometres.
