I don’t work on volume.

Someone managing fifty apartments collects their commission anyway: if your home earns little, it makes little difference to a big agency. I look after just a few, under twenty in Milan, and that changes everything. Every single home has to really earn, because that’s where my income is too.

More homes would mean lowering the quality, or hiring someone and losing direct control: I can’t clone myself. I’d rather keep a small portfolio and always be the person looking after your home myself, with the kind of care you only put into something you truly feel responsible for.

From signing to going live

Live in about two weeks.

As soon as you sign, I get to work. Part of the timing depends on the public offices, but two weeks are usually enough to go live.

  1. I call you back within one working day of your first contact and we schedule the site visit together.

  2. After the visit I present a revenue projection and a draft contract: clear numbers and terms before any commitment.

  3. If you decide to go ahead and sign, I start the SUAP paperwork straight away, usually within a couple of days.

  4. While we wait for the police headquarters (Questura) to issue the Alloggiati Web credentials, I take care of staging and any small jobs in the home.

  5. With the home ready, a professional photographer does the shoot; once the photos arrive, I build the listings on Airbnb and Booking.

  6. As soon as the credentials arrive, we go live.

The accounts are yours

The Airbnb and Booking profiles are in your name: you see every booking, message and payout in real time, unfiltered.

Your Owner Portal

A dashboard updated every day: revenue, bookings, ADR, occupancy rate, cleaning costs, taxes and a year-on-year comparison.

Payouts

Payments follow the platforms’ timing (Airbnb right after check-in, Booking a little slower) and go wherever you decide.

I only involve you when it matters

I handle the day-to-day management. I only come to you when there’s an important decision that’s yours to approve.

Oversight

Always on top of things, for real.

With few homes I can afford a level of oversight that people managing dozens simply don’t have. Here’s what that means in practice.

  • Cleaning entrusted to a company chosen for its attention to detail, with spot checks in person.
  • Ongoing maintenance and regular inspections, not just when something breaks.
  • Immediate replies to guests, at any hour: better reviews and fewer problems.
  • Self check-in run through Guestkit: guests let themselves in and you save on welcome costs.
  • I deal with surprises and emergencies without putting the weight on you: I only involve you for significant damage, always with an estimate before going ahead.
